Denver, CO (May 26, 2015) — Unique Properties, Inc., Colorado’s most experienced, privately held, full-service commercial real estate brokerage firm, is pleased to announce the sale of a 7.07-acre land parcel located in the Dove Valley Business Park in Englewood, Colorado. 1st Storage Concepts, LLC purchased the parcel at Dove Valley Business Park, which was represented by Jerry Kempf of Unique Properties.
Dove Valley Storage was established in 2008 after 1st Storage Concepts purchased their first lot. After maintaining 100% occupancy for several months, First National Bank of Monument found it to be a secure action to fund and support additional equity towards Dove Valley Storage’s expansion. After seven successful years of business, Phase II will begin with the relocation and grading of the existing surface parking lot. Existing buildings in the current location will be restructured as well, and over 318 premium storage parking spaces are planned to be added. Construction is planned for completion by November 2015.
Dove Valley Business Park’s pricing varies on size and location. The Park is fully master planned and allows for quick approval and permitting process. “After representing Dove Valley Business Park for over 10 years and through the recession, I have seen tremendous improvement in activity. This positive activity compliments the quick administrative approval in place by Arapahoe County planning staff. No public hearings are required for most developments which provides a swift approval process,” he concluded. Arapahoe County has pre-approved zoning in which they renewed MDP recently which will hold over through the next 15 years.
