UAG brokers represented the undisclosed seller in this transaction. The Property was purchased in an all cash offer which met the seller at the asking price of $1,300,000 or $216,666 per unit.

Constructed in 2011, the well-maintained 9,188 square foot asset was in great condition at the time of purchase and had a unit mix of 2 bedroom and 3 bedroom units. Located in the southwest corner of the Cottage Grove Development, the asset is in close proximity to the Fitzsimons District in the heart of Old Aurora. Cottage Grove Development is a fully landscaped master planned community with a mixture of townhomes and apartments with a maximum of 104 units. Currently there are 57 units available and the seller of 1601 Fraser Court plans re-invest capital into the Cottage Grove Community.
