Phil Yeddis Brokers the $1.4M Purchase of an 18,593 SF Denver Office Building

Denver, CO  (October 15, 2015) — Unique Properties, Inc., Colorado’s most experienced, privately held, full-service commercial real estate brokerage firm, announces the sale of 7150 East Hampden Avenue in Denver, Colorado.

The 18,593 square foot office building sold for $1,400,000, which represents a $75 per square foot purchase price.  The three-story building was constructed in 1973 and has 57 surface parking spaces.  The building is zoned S-MX-3.

The buyer, Viriton Properties, LLC will occupy the majority of the building, and after renovations, it will be their corporate headquarters. They were attracted to the property due to the easy access to I-25, the flexibility of multiple tenants with staggered lease expirations, and because the property is within walking distance to restaurants, services, and hotels.  It also backs up to Southmoor Park.
